Sourcing unique opportunities in the niche, value-driven, transit-oriented real estate development public and private marketplace and developing strategies on how to approach those opportunities with persuasive and positive outcomes to create long term business for the company. Fomenting strong partnerships with like-minded developers and entities in diverse technical fields, from engineers and architects to public agencies at all government levels that position CHA in a favorable position to win competitive projects. Representing CHA at conferences, events and meetings to foster relationships with professionals in the local and regional government and the real estate industry. Performing site and market research in various market areas, including commercial and residential development sectors, to identify and understand needs and target markets at a community, local and regional level and target consumers. Identifying projects by recognizing significant value-add potential features such as urbanism, architecture, proximity to transportation and proximity to nature, and conveying the nuances and financial benefits of adding long term value over guaranteeing a short-term return. Assisting the Project Director in the coordinating every step of the proposal delivery process, prioritizing tasks, executing plans and submittal deadlines, and ensure a comprehensive and outstanding deliverable. Collaborating with architects, engineers, economic analysts, historians, local brokers among many others, to build complex and memorable projects that stand out from traditional development projects. Identifying infrastructure, engineering and building systems, from cutting-edge technology to those that are economic and practical, that will allow for the delivery of an exceptional product for the client as well as the consumer. Building, modifying and inspecting multilayered financial models and pro-formas in EXCEL using Goal Seek and Scenario Manager for for-rent and for-sale residential housing, affordable housing and/or commercial projects that substantiate every projects financial feasibility by ensuring return ratios meet target benchmarks that benefit the investor and CHAs bottom-line. Succinctly synthesizing and presenting research findings, project design and financial models with elevated visual communication and design skills that tell a story of the projects real estate potential. Coordinating and working with different partners and firms through the proposal delivery, contract signing, due diligence and entitlements process and keeping current with day-to-day progress. Scheduling and preparing meetings and conferences to ensure the project moves forward and in the right direction throughout the development process, from proposal submission to project delivery. Researching and compiling information to build pre-development phase budgets by building scopes of work and reaching out to consultants and subconsultants for proposals. Formulating outreach strategies to build consensus between all stakeholders, including the general public, the public agencies and the developer. Familiarizing with the bureaucratic process all projects must go through and liaise with public agencies to ensure CHA and its clients have all necessary permits to go into construction, including coordination with multiple levels of government to, for example, apply for permits from the city, attain CEQA clearance from the state, request tax credits from the federal government among other scenarios. Vetting concept design drawings including backbone infrastructure, civil, parking, landscape and architecture design by reading and redlining drawings or editing in computer aided design programs, such as AutoCAD. Performing and reviewing construction cost estimates and refining financing models based on market conditions, construction costs, and design changes. Coordinating with contractors, engineers and architects to ensure that the vision of the development is bid and built up to the design standards proposed. Sourcing, organizing and selecting construction bids for both public and private improvements from infrastructure to building general contractors. Coordinating kick-off, progress and closeout meetings, and monitoring construction progress and processing payment according to such progress. Utilizing project management software and tools to track schedule and process submittals, requests for information and change orders.
Three (3) years of experience in the job offered or related. Experience must have included: Working in the Land Development and construction sectors, including both small and large mixed-use subdivision projects as it relates to in real estate development from conception to implementation; Applying engineering and construction design concepts to identify opportunities and challenges associated with land development projects and construction projects; Performing construction cost estimating based on historical construction data; Interfacing and working with public entities to secure development permits for construction projects; Managing pre-construction operations to include coordinating construction bid set documents, procuring construction bids and organizing contractor selection process; Reviewing, monitoring and reporting construction progress through tasks including processing contractor change orders, material submittal, requests for information and invoicing; Read and interpret sketches, blueprints and construction drawings of different trades to include architecture and engineering; Use of AutoCAD to translate sketches into computer-generated drawings; and Building numeric models in EXCEL using Goal Seek and Scenario Manager.
A Masters (or foreign education equivalent) degree in Urban and Regional Planning or Real Estate Development
