The Project Manager will be expected to join the organization and immediately work on tenant improvement projects in the $250K to $900K range. The Project Manager will be expected to be able to run multiple projects at a time and be able to start up multiple projects in the next six months. Position based in Redmond.

This client is a well-established vertically integrated General Contractor and Development company with a strong reputation in the industry and a diverse portfolio and business operations. They focus on both Ground up and TI commercial projects, with an established pipeline and great aspiration for growth. They have over 50 years of experience to lead, but looking for ambitious individuals to come in and make an immediate impact. Position based in Redmond.
Description
The commercial TI construction Project Manager's responsibilities include:
Position based in Redmond
Oversee the completion of multiple TI projects from initial permits to final occupancy and with primary responsibility for day-to-day site operations.
Create and maintain project schedules and three week look ahead schedules using Microsoft Projects
Lead and motivate members of the project team, subcontractors, and vendors to complete all phases of work within the schedule, on budget, with expected quality.
Be a team player that pulls everyone together for the greater good of the job and company.
Interpret architectural, structural, civil and plans drawings and specifications to determine project requirements.
Continuous evaluation of project, processes and procedures, and ability to recommend and implement improvements.
Work in conjunction with on-site team to ensure best practices are being implemented and followed for site safety, SWPP, activity logs, and site cleanliness.
Oversee all necessary permitting requirements, utility agreements, and Owner items.
Manage the on site creation of RFI, Submittal and Owner Change process to ensure accurate, complete, and completion as provided to site.
Profile
The successful commercial TI construction Project Manager will have the following qualifications:
Excellent written and verbal communication skills.
Strong problem-solving skills, foresight to anticipate issues, and the ability to find effective resolutions and follow through.
Thoroughly understand plans and specifications and all associated technical details of the construction documents.
Four 4 year college degree is desired.
5 year's experience in industrial and retail tenant improvements
Passion for real estate development
Proficient in Excel, Word, Outlook, Bluebeam, and Microsoft Project. Ideally candidate will have Procore knowledge and experience.
