Project Manager
Austin based COMMERCIAL GENERAL CONTRACTOR has an immediate opening for an experienced Project Manager. The ideal candidate will be responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope. They will also effectively monitor and present project updates to relevant stakeholders, clients, or project team members.
Responsibilities and benefits include
Project Manager will be responsible for managing the overall direction, completion, and budget of each assigned project. Project Manager will be responsible for the successful execution of our contracted scope of work. Serving projects in the greater Austin area
Manage multiple projects and the development of each from beginning to end
Facilitate the definition of project scope, goals, and deliverables
Manage every aspect of the development process including consultants, general contractors, vendors, specialty contractors, budgets, internal departments, and developers
Familiar knowledge of construction components, process, and methodologies
Manage each phase of the project including entitlement, design, permitting, bidding, contracting, construction, store start up, store turnover, and project close out
Plan and schedule project timelines
Familiar with contract administration and change order review
Quality control and assurance
Budget development, forecasting, and management
Web based project management
Provide direction and support to the project team
Present reports defining project progress, problems, and solutions
Coordinate & communicate activities and schedules with Subcontractors and Superintendent
Protects operations by keeping company information confidential
Delivers outstanding customer service through timely response and proactive solutions to clients' needs
Follows all documented policies, Standard Operating Procedures, and Work Instructions
Maintaining good relationships with all sub-contractors, staff, community and owner's representatives.
Adhering to company safety programs and standards.
Create and oversee a project budget and schedule to ensure milestones are met until project completion date.
Oversee RFI's, change submittal's and negotiate sub-contractor change orders.
Manage the head contract and oversee Site Superintendents.
Develop and issue RFI & RFP protocol, award bids, negotiate contracts and manage contract delivery programs.
Conduct site visits and issue reports to upper management and clients.
Manage CO's, shop drawings review, punch list and project close-out.
Build relationships with key vendors (subcontractors, suppliers, engineers etc.)
Managing 3-5 projects at a time
Experience:
2-5 years experience as a Project Manager, Estimator, within a commercial construction company environment required
Managing projects of $5M
Outstanding communication and interpersonal skills are a must
Handle multiple tasks and responsibilities as well as change
Must be proficient with Microsoft Word, Excel, PowerPoint, MS Office, Microsoft Project, blue beam
