is a general contractor specializing in all phases of interior and exterior repairs and renovation for multi-family housing redevelopment. We strive to continually exceed expectations for service, quality, workmanship and professionalism. Matrix is currently looking for a project manager
who is responsible for scope management, schedule management, cost management, quality management, resource management, communications management, risk management, procurement management and stakeholder management.
Essential Job Responsibilities:
Responsible for all project deliverables and construction personnel for their assigned construction projects in pre-construction and planning, in execution, monitoring and control and post-production project close-down.
Participates in technical reviews of new opportunities with the Director of Construction to ensure project scope and objectives are clearly determined and defined to include but not limited to, project scope, budget, stakeholder expectations and schedule.
Works directly with the Account Manager and Estimators to clarify any scope, pricing or execution concerns prior to a proposal being sent to the client.
Develop and manage detailed construction schedules and work breakdown structures, anticipating potential obstacles and taking proactive measures when necessary for all projects within their market.
Responsible for ensuring that proper inventory levels of materials, scheduling, and conducting/coordinating the technical and management aspects on projects. Reports delays and recommends solutions to Director of Construction when needed.
Responsible for managing subcontractor scope of work to include reviewing and approving defined procedures and policies relative to assignment, contracting and field level invoicing.
Sources and manages contracts for subcontract labor, as well as subcontractor performance and negotiates with subcontractors to ensure best price in contract buy-outs.
Works with the Director of Construction and Project Administrators to ensure subcontract purchase orders, including schedule of values and change-orders are properly documented, tracked, executed and invoiced for all projects assigned within their market.
Assists office staff with subcontractor documents, including pre-qualification documentation.
Manages change-order process including identification, initiation, pricing, administration, approval and associated schedule, budget and scope adjustment and communication for all projects within their market.
Responsible for ensuring quality control meets company and client expectations for all projects within their market.
Resolves disputes and conflicts related to projects and clients.
Maintains regular contact and builds rapport with all clients within their market in order to keep client satisfaction levels high.
Responsible for ensuring all permits, code compliance, and application legal documents are completed and signed and for adhering to all OSHA and Environmental regulations.
Will ensure code compliance, liability, and risk for all construction projects assigned are properly documented and mitigated for all projects assigned within their market.
Responsible for implementation and ensuring compliance with company safety program on all existing and new projects.
Ensure that weekly tailgate safety meetings are conducted and weekly sign-in sheets verifying attendance at these tailgate safety meetings for all projects assigned within their market.
Perform monthly job site safety surveys on all projects company wide.
Job Requirements:
Use of an onsite company vehicle may be required.
Intermediate experience with Microsoft Office projects required.
Intermediate experience with Sage and other project management platforms preferred.
Must maintain reliable and consistent attendance and be punctual for all scheduled appointments.
Ability to remain flexible as specific assignments change.
Ability to work with a variety of personalities
Fluency with conversational Spanish is a plus.
